Last year I had the pleasure of working with Gary Ribe on the purchase and sale of our home. When we first contacted Gary we weren't sure that we wanted to move, but wanted to see what we could get for our home to help decide whether we could afford to move up. Despite the fact that we were so unsure, Gary quickly worked up an impressive report in a few days that convinced us that we had a good shot at getting a good price for our home.
Next, Gary led us to our dream home. We loved it, and Gary helped us to negotiate a price we could afford. Within a week of listing our house, we got a good offer. We signed the contract to buy the new house. The we hit a problem-our buyer started getting cold feet. About a month into it, the buyer cancelled the contract, finding the first excuse she could.
We were in a bind-but Gary saved the day. Gary had a new buyer for the house the very same day the contract was cancelled at our full asking price (higher than the original contract). He had been keeping in contact with some others who were interested in our house, and called them right away and got them to sign a contract that day. He came to our house at 8:00 that night.
Gary continued to help after the contracts were signed. He worked with the buyer of our house to overcome some problems they encountered, which could have resulted in that deal falling through. The professionals that Gary recommended-the inspector, the movers, and especially the mortgage broker, George Monks-were great.
I will always be grateful for all of Gary's help during the months leading to our closing, which were incredibly stressful. Gary's diligence and accessibility made our move possible. Buying real estate can sometimes involve tricky timing. For example, you may have found the perfect house and are thinking about making an offer, but are feeling pressured to make a decision just when you want time to consider the matter. The agent tells you that another party is thinking about making an offer, so you shouldn't hesitate if you really want the house. What should you do? Trust your agent!
It is natural to feel some pressure from even the most easy-going real estate agent--and some uncertainty about making an offer. If you really like a house, there is always the possibility that someone else will share your enthusiasm for it. Whether your local market is active or sluggish, it is sensible to assume that another offer is likely to come in. Perhaps you can afford to "sleep on it", but moving as quickly as possible will minimize the possibility that the house will go to another buyer.
